For Bookings made directly with the owner
Payment
Deposit of 50% required with booking. Provisional bookings are held for 5 days awaiting deposit. Balance is due one month before your arrival. Non payment of the balance will be taken as a cancellation.
If you need to cancel, and we are able to re let, your deposit (and final payment – if made) will be returned less a £50 expenses charge. It may be necessary to discount the holiday in which case your refund will be reduced by any difference between the total receipts for the original booking and those for the new let. Any alteration to the dates of a confirmed booking will be treated as a cancelled booking. If we are unable to re-let, no refund will be made.
Facilities
Bedding is provided, but bring your own bedlinen - duvet cover, sheets , pillow cases, towels, teatowels and toiletries.
Cleaning materials are provided.
Central heating
Oil fired in Nuthatch and Kingfisher.
Woodpecker is heated by infra red electric panels. (The very low winter prices reflect this extra costs to guests.)
Liability
The owner accepts no responsibility for: any losses or damage to your possessions, any loss or injury caused by pests & vermin; any injuries, loss or damage caused by your careless or negligent use of equipment & facilities, any disturbance caused by inconsiderate behaviour on the part of other tenants, neighbours, or members of the public using public rights of way. Tenants are advised to seek their own personal property insurance.
For interruptions in the use of non-vital equipment & facilities for short periods up to 24 hours, no compensation will be paid. In the case of major or prolonged disruption resulting in a serious loss of a facility, a partial refund will be made in proportion to the loss experienced. If disruption results in the owner determining that the cottage itself is uninhabitable, another similar cottage will be offered or, if none available, a pro rata rental refund will be made - or a full refund if the holiday has not yet started. No other compensation, or payment for hire of alternative accommodation, will be made.
Tenants' responsibilities
The property will be available on the day of arrival from 4.00 pm.Tenants who arrive early are welcome to sit in the shared grounds but are requested not ask to occupy or enter the cottage early. The owner will not yet have finished preparations and so may not be available to answer queries.
The accommodation cannot be occupied by any more persons than the number specified in the website details or stated when booking (plus up to 2 infants.)
Guests are responsible for their own safety and well-being when using the shared grounds and shared facilities.
Children using the shared areas must be supervised by a responsible adult.
Tenants bringing dogs must agree to the pet policy as set out below.
Tenants should leave the property on the day of departure by 10am. They must leave the property in a clean and tidy condition, disposing of their rubbish responsibly. Recyclable items must be separated from general landfill waste.
Tenants' property left behind will be subject to our lost property policy.
Tenants' notes are available and tenants must take due note of all instructions for the safe and proper use of the accommodation and its contents. Tenants are responsible for damage to the property caused by carelessness or neglect. It is in the tenants' own interest to notify the owner asap after arrival should anything appear to be damaged or missing.
General
In exceptional circumstances, minor changes to a booking may be necessary. Should any major change prove necessary, which would significantly alter the accommodation provided, tenants will be given the option to cancel. They will then receive a full refund of any monies paid.
In the event of a problem or complaint, the owner will make every effort to resolve the difficulty to everyone's satisfaction.
The Owner has the right to reasonable access to the property and may inspect it should he/she have reason to be concerned about the tenants' occupancy. He/she reserves the right to curtail a booking without compensation where damage is being caused to the cottage or its contents, severe disturbance to other tenants, or if the tenant displays dangerous or severely inappropriate behaviour.
A holiday booking is defined as one which confers a right to occupy the property for a holiday as mentioned in the Housing act 1988 Scedule 1 para 9 . The rental granted by this agreement is not an assured tenancy and no statuary periodic tenancy will arise.
If any term or provision in these booking conditions shall in whole or in part be held to any extent to be illegal or unenforceable under any enactment or rule of law that term or provision or part shall to that extent be deemed not to form part of this agreement and the enforceability of the remainder shall not be affected.
By making a booking a customer is deemed to have agreed to these terms and conditions. Any customer who has no email or internet access can be sent a paper copy of these terms on request. He/she then has the opportunity, up to five days from the date of the confirmation letter, in which to revoke the booking, (unless the booking is made within two weeks of the holiday start date).
Pet policy
Only dogs are accommodated. A modest charge (2023 - £30 per pet per week/short break) is levied.
Dogs are most welcome as part of the family but guests must ensure that pets are properly supervised so that their behaviour does not cause any damage or detract from the enjoyment of other visitors or neighbours. Pets must not cause any damage or nuisance.
Guests agree to ensure that :-
- Wet and dirty pets are rubbed down prior to entering the house.
- Pets don’t get on the beds or furniture.
- Owners are extra vigilant during their first few hours here.
- Dogs are not left shut in the house or garden unsupervised (By arrangement, an exception can be made for short periods of up to 4 hours- usually if if the pet is confined in a secure cage or crate.)
- Dogs are encouraged to excrete in the field areas rather than the gardens. Should an accident occur, appropriate clearing up with our flushable doggy bags occurs.
- In the shared gardens and that in other shared areas dogs will be under close control.
On site are two fields where tenants can walk dogs. Although empty of stock most of the time, the owner does not guarantee that either will be available at any particular time.
Gardens described as enclosed are not thereby guaranteed as dog escape-proof.
The owner retains the right to refuse to accommodate any pet which in her opinion is causing, or likely to cause, nuisance or damage to the owners or the owner's property or to other tenants or their property . There will be no rental refund in such an instance.
